This newly built (2024) modern and stylish 3 bedroom 3 bathroom duplex property has a private pool, air conditioning and is located in a quiet residential area of Playa Blanca and just a 10 to 15 minutes walk from the Las Coloradas area and all its amenities and beach. It offers you views of the Los Ajaches mountains and from the roof terrace you have panoramic views out to the ocean and Fuerteventura beyond, the amazing golden beaches of Papagayo are also just a short drive away
It is within a 5 minute drive of the exclusive Marina Rubicon, Dorada Beach and Playa Blanca Town Centre and you will find a bus stop 650 meters from the property.
This three bedroom property is very modern with great interior design and a bright and airy feel to it, the open plan aspect of the downstairs area gives a clear view of the sun and pool terrace from kitchen, dining and living areas.
The property is located on a gated urbanisation and also has a communal pool for your use.
INTERIOR
You enter the property from the road via the gate and you have a few steps up to the sun terrace and pool area.
Living/Dining Room:
The front door opens into the spacious, open plan dining/ living area, and this open plan space has air conditioning, here you will find a dining table and chairs for up to six people, you have a large comfortable L-shaped settee in the lounge area with a coffee table. There is a large wall mounted TV with international channels, Wifi is also provided for your convenience, from the lounge area there are large sliding patio doors that lead out to the sun terrace.
Kitchen:
The kitchen has all modern appliances, including fridge freezer, microwave, dishwasher, toaster and kettle, Dolce Gusto coffee machine, oven, hob etc.
Utility Room:
From the kitchen you have the utility room where you will find the washing machine.
At the bottom of the staircase you will find a door leading out to the back garden and terrace area where you will find a settee table and comfortable chairs for you to relax and enjoy the stunning view of the Los Ajaches mountains.
There is also a family bathroom with a wash basin, WC and walk in shower on the ground floor.

Bedroom 1
Master bedroom with a King size bed has air conditioning with large fitted wardrobes, bedside tables and reading lamps, plenty of drawer space, and an overhead light / fan. The window looks out over the front of the property and has shutters.
Ensuite with WC, large walk in shower, with screen, single wash basin unit and vanity mirror.
There is also a door from this bedroom which takes you to the spiral staircase which leads to the upper sunbathing terrace.
Upper terrace
On this upper terrace you will find a further 4 sun beds for your use set out on artificial grass with great views of the surrounding area.
Bedroom 2
Double sized bed with bedside tables, reading lamps, fitted wardrobe and an overhead light with a fan, and a window with blinds that overlooks the back garden area and views towards the mountains.
Bedroom 3
Twin beds with a reading lamp, fitted wardrobe and overhead light with a fan and a window with blinds that looks out to the back garden area and views out towards the mountains.

EXTERIOR
Pool and Sun Terraces:
At the front of the property you will find the private swimming pool approximately 4.5m x 3m in size and 1.2m to 1.4m in depth (electrically heated, inclusive November to April), with Roman steps for easy access. Sun beds are available for 4 persons to enable you to relax and soak up the sun.
Chill Out and Al fresco Dining
Outside the sliding patio doors of the lounge area you will find a shaded area and a large L-shaped settee and coffee table for relaxing and also the alfresco dining area which provides dining for 6 people.
You will also find a second chill out area at the back of the property with a settee and 2 chairs and an area laid to artificial grass which offers stunning views of the mountains.
Upper Sun Terrace:
This is only accessed from within the master bedroom and is via a spiral staircase which takes you up to the roof terrace where you will find 4 sunbeds for your use on artificial grass with great panoramic views of the surrounding area
OTHER INFORMATION
The villa is protected by a Verisure intruder alarm monitoring system which has internal cameras in communal areas which take photos only when the alarm is set off.
This villa has solar panels assisting with the supply of the electricity to the villa.

From the Marina, the town centre of Playa Blanca is just a 15 to 20 minute stroll away and there are reliable and inexpensive bus and taxi services allowing you to explore all areas easily.
