Rockford Cottage is a 5-bedroomed property overlooking the picturesque East Lyn River, in the quiet hamlet of Rockford in Devon, near the pretty coastal villages of Lynton and Lynmouth. Formerly two cottages, it's well-suited to families or groups of friends and is also pet-friendly.
Main Description
Rockford Cottage is a characterful, stone built, double-fronted cottage. It was once two smaller properties that have since been combined to offer holiday accommodation for groups of up to 9 guests. The ground floor offers spacious reception rooms, but the first floor is maintained as two separate sleeping areas with their own bathrooms, therefore ideal for two families wanting to holiday together.

On the ground floor there is a kitchen-dining room, separate living room, ground floor cloakroom, plus utility room with washing machine, dryer and an extra fridge for drinks. On the first floor on the 'kitchen side' of the cottage are 3 bedrooms; one king-side double bed, a twin room, and a single bedroom. The bathroom comprises shower over the bath. On the first floor on the 'living room side', there are two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink.
Indoor Description
On the ground floor:
Entrance hall complete with grandfather clock.
Kitchen-dining room equipped with an electric oven and induction hob, dishwasher, large fridge-freezer, microwave, kettle, toaster, Nespresso coffee machine. Plus a wide selection of cookware, crockery, cutlery and glasses. The dining table can easily seat 8. Patio doors open onto the rear terrace overlooking the river below.
Sitting room complete with wood-burner (logs and kindling available to get you started) and TV. (The TV is not “smart” but has a Sky box with entertainment subscription and most streaming apps. You can also connect your own firestick or Apple TV).
Downstairs cloakroom comprising toilet with hand basin
Utility room with washing machine, dryer and an extra fridge for drinks
On the first floor:
One set of stairs on 'kitchen side' of the cottage leads up to three bedrooms; one king-side double bed, a twin room, and a single bedroom. The bathroom comprises shower over the bath.
Another set of stairs on the 'living room side' leads up to two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink.
The cottage is heated by electrical storage heaters downstairs and standard electric heaters upstairs, which can be adjusted to suit your preferences.
There is an electric “wood-burner” in the kitchen-dining room that warms the room quickly.
The real wood-burner is is the living room, please make sure children are supervised when the wood-burner is lit.
Bed linen and towels are included.
Free wifi.
Two travel cots, highchair, stair gate and bed guard for the single bed available to use if required.
Outdoor Description
There is a large enclosed garden comprising three patio/terrace levels to the rear of the property, complete with two sets of table and chairs for dining outside should you wish to. The patio overlooks the East Lyn River below and is enclosed by glass panels or metal railings. Note, there are steps between the different levels of the terrace, so children should be supervised.
Gas BBQ available to use provided it is cleaned after use.
The local pub, The Rockford Inn, is just 50 metres from the front door across the road, they are family-friendly and serve good food (booking advised).

The region
Exmoor National Park straddles North Devon and West Somerset. Rockford is just inside North Devon, only a couple miles from the Somerset border and within Exmoor. There is lovely pub serving good foor in Rockfrod, the Rockford Inn - just a few metres down the road from the cottage. The next nearest village is Brendon, which also has a local pub, The Staghunters Inn. Rockford is not far from the coast and there are a myriad of fantastic walks, lovely beaches and interesting places to explore nearby!
The nearest amenities are found in Lynmouth and Lynton, or in the opposite direction is Porlock. Lynton has a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway between Lynmouth and Lynton.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.
Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, art galleries and a range of independent restaurants, shops and tea rooms.
The larger towns of Minehead 14 miles, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, banks, etc.
