Oceanfront Casa 2 - Rocky Point MX

Casa 2 is very unique, it can be rented as a 6 or 8 bedroom if you add on the connecting 2 bedroom Casita (additional $300 per evening fee applies). Casa 1 is also next door for an additional 8 guests (separate listing). Event allowed when renting both homes (separate listing and fee applies).

We are located in a gated area with private homes. Our property has two homes on two lots and it is walled and gated from the street.

We provide plenty of parking within the compound itself. There are taxis to get around but it is easiest if you have a car to get around.

Maximum occupancy is 17 guests. Pet fees apply and pets must be disclosed, and pet fees paid, PRIOR to booking. Up to 3 small pets allowed, $150 fee per pet.
Paradise in Rocky Point House Rules

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 10:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of guests noted during reservation.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host and extra guest charges will apply.

EVENTS: Events are not allowed on property without prior approval and are subject to extra fees and additional agreement terms.

EARLY CHECK-IN/LATE CHECK-OUT: Early check-in and/or Late check-out must be approved by the Host prior to your arrival and are subject to extra fees. Any Guest found to move in early or move out late without making prior arrangements will be charged 20% of the daily rate per hour for all hours beyond the agreed hours mentioned in this agreement.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None. PLEASE CONSERVE WATER and ELECTRICITY. Puerto Penasco has a water shortage the majority of the year, and we are on a septic system. Electricity is also very expensive and Puerto Penasco is subject to black outs and brown outs during peak seasons. Contact Property Manager if you are having a utility issue. Please turn off AC and/or fans when you leave a room or when you leave the homes. Excessive use may result in extra fees.

PETS. The Host only allows pets in Casa 2. If your rental does not include Casa 2, pets are not allowed. If the Guest is found to have pets on the Premises wihtout prior approval and Pet Fee paid upon reservation, this Agreement and any Security Deposit shall be forfeited.

SMOKING POLICY. Smoking on the Premises is prohibited.

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

TRASH AND CLEANING. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. Daily cleaning is not included in the rental rate. Please contact Property Manager if you would like to have cleaning during your stay. Homes should be left in a reasonably clean condition when vacating. All dishes, kitchen items, pots and pans should be cleaned, dried and put away. All garbage should be securely put in the trash containers by the street. Any excessive cleaning or the cost of any damages cause by Guest will be deducted from the security deposit.

SEPTIC SYSTEM: The homes are on a septic system. DO NOT FLUSH anything other than toilet paper. Feminine products should NOT be flushed down the toilet. Guest will be charged for cleaning of any sewer lines if other items are flushed.

QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

Excellent weekend beachfront property

This complex had two houses, we stayed in Casa 2. It was excellent for how many people we brought, with an extra bed pull out bed that never got used. I would definitely recommend staying here, pool, jacuzzi, beach views and right against the beach, which is hard to tell from the pictures and google maps. Only gripe I have is the overly aggressive requirements and the threat of being charged extra with use of the A/C if used, which it certainly needed too. Add this into the price of the location and don't pay to play after the fact. Otherwise would stay here again.

An amazing home, beautifully run and supported.

The stay exceeded our dreams. We gathered 16 immediate family (parents, kids and their spouses and 6 grandkids) and it was perfect! Lots of room, wonderful location, great kitchen, luxurious patio/pool/spa, and rapid response if we needed anything. Recommend without reservation!
