The studio apartment is completely private with three bedrooms with double beds, a bathroom, smart TV, fast wifi and fully functional kitchen that comes complete with convection oven, stove top, fridge kettle, toaster, pots & pans, glassware, crockery, cutlery, tea/coffee. You'll find everything you need for a perfect stay.



The house is a perfect place to relax and offers linen, towels, shampoo, a hair dryer and an iron are all included to make your stay more enjoyable.


House Rules:
1. After booking, guests must provide the host with a list of all their passport photos and cell phone numbers. The check-in information will only be sent after this message. If the booking is for 3 adults, we need 3 telephone numbers and 3 passports.

Each bag drop-off costs £10 and is subject to availability.

Avoid making excessive noise after 10 p.m. and before 8 a.m. Noise levels above 75 decibels are considered very loud. If the noise reaches or exceeds this level, the host will notify the guest and issue a warning. If the noise continues for more than 10 minutes, the host may either evict the guests or require them to quiet down.

Eating or drinking is not allowed in the bedroom. Any evidence of this will result in additional cleaning with germ-killing chemicals, leading to extra fees applied to the reservation.

Cots are available, but you need to notify us four days before your check-in date.

You cannot change the locks or tamper with the doorbell.

No pets are allowed. If pets are found on the premises, they will have to undergo costly and strict desensitisation processes to prevent allergic reactions for future guests. Additional fees will apply.

If guests do not leave the key in the lockbox by the agreed check-out time and cannot return it within 30 minutes, it will be considered stolen/lost. Fees will apply.

Unregistered guests cannot stay at the house without the host's permission. The flat can only accommodate the number of guests it was booked for.

Unauthorized guests will incur a £150 fine per person and must leave immediately. If they do not leave, a team member will contact and possibly visit, incurring additional costs as explained in these rules.

Please remove your shoes upon entering. Extra sanitization cleaning will be required if there are signs of shoes being worn inside, resulting in additional fees.

A late check-out fee of £70 will be charged to guests who do not leave by the due date. An extra £150 per hour will be charged for every hour beyond check-out. Staying longer than 2 hours will incur a £300 charge (£150 x 2). A claim may be made against your damage deposit.

Early or late check-in and bag drop-off might be possible upon request. Send us a message with your needs, and we'll do our best to accommodate.

A fee will be charged for replacing lost keys. If a team member needs to deliver a new key, an emergency call-out fee will be applied based on location and schedule.

Smoking or vaping is prohibited on the balconies, by the windows, or inside the house. Smoking is only allowed outside, at least 6 meters away from the front door. Violations will incur an £800 fee due to neighborhood noise concerns, and the need for detoxing and sanitization cleaning. Fees will apply.

Late check-in fees are as follows:
£100 for check-ins between 7pm and 10pm
£150 for check-ins after 10pm
Illegal drugs, including weed and class A, B, and C drugs, are prohibited. Handling and proper disposal of such substances will result in additional cleaning costs. Fees will apply.
Please clean your plates; failure to do so may result in a claim against your damage deposit.

Christmas and New Year's rules (December 21st to January 7th):
No guests under 28 years old unless approved by the host

All guests must show their passports within two days of booking, and a £1700 deposit is required
No uninvited guests unless approved by the host

Minimum booking of two nights
Refurbishments may occur to improve the property or replace damaged furniture. Therefore, some items in the photos may differ from those in the property. New items will be of equal or better quality. By booking, you agree to this.

Guests must be at least 25 years old to check in unless prior approval is obtained from the host. Contact us before booking to see if this applies to your group.

Unidentified guests must leave by 9pm. If people stay after 9pm without prior arrangement, a fee of £150 per person per night will apply. No more than 7 people are allowed on the property at one time. Please let us know if more people are needed, and we may be able to make an exception.

Guests are liable for any damages exceeding the damage deposit amount.
An additional administration charge of £50 will apply to any claims made on your reservation due to the time and effort involved.

If guests cannot pay the security deposit by bank transfer, alternative payment methods are available:
Credit Card Payment: A 5% processing fee will be added to the total deposit amount.
Cash Payment: A fixed fee of £60 will be added to the total deposit amount as a team member will need to be reallocated.

Please ensure that all security deposit payments are completed prior to your stay to avoid any inconveniences.
