Welcome to our latest country retreat - a lovingly renovated and extended 4 bedroom, 2 reception home with lots of room to gather and relax, inside and out. Just completed, this 2500 square foot home features a 700 square foot great room with vaulted ceiling and huge bifold door opening onto a beautiful mature garden with large deck and fields beyond. Featuring 4 bedrooms and 2 bathrooms with quaint garden annexe.

The jewel of the garden is a quaint annex – a multifunctional space with its own kitchenette – perfect for games, cocktails, extra accommodation for kids if needed.

With over 2500 square feet inside, this spacious family-friendly home is a perfect country retreat for families and friends looking to get away from it all.

Also available for longer term letting if you are renovating, moving or simply want to try out country life.

A recent total renovation has created a light-filled, gracious home with many designer touches. The rear of the house features a vaulted great room, overlooking a mature English garden with bifold doors and walk-out deck, setting the perfect backdrop for a relaxing countryside gathering of friends and family. Family-friendly and fully equipped with everything you need to make it your home away from home.

Our rear garden which has been devoted to outdoor relaxation with various vantages to sit and enjoy the sun, the shade and the landscape.

There is a travel cot, portable bed rail and highchair available for little ones. Please advise in advance if these are required.

Over 2 floors, with approx. 2500 square feet, you can spread out over 4 bedrooms, 2 bathrooms, huge great room with open plan kitchen, dining and living room with a quartz peninsula and 4 panel bifold door that opens onto a level deck - great for entertaining outdoors.

There is also a further reception room with wood fire on the ground floor.

The front door leads into the hall where there are 3 bedrooms, 2nd reception and main bathroom. This then leads to the huge vaulted great room with open plan living room, dining and kitchen. There is also a pantry and a prep kitchen/utility with the washer and dryer.

The open plan great room is really the heart of this house – with the main reception area, dining and open plan kitchen. The great room features a gas fire and huge 4 panel bifold door leading out to the deck with uninterrupted views of the mature garden.

The main reception in the great room has matching 2 seater sofas, 2 big leather armchairs and many other armchairs that can be pulled over if needed. There is a 55” built-in TV with Freeview television and all the usual apps above the gas fire.

The kitchen has an underlit quartz peninsula seating 4, that is perfect for entertaining. It also has a large stainless steel American-style fridge freezer with icemaker, large gas Rangemaster with 4 burners and 2 ovens, and 2 integrated dishwashers. There are all the usual appliances including Tassimo coffee maker, kettle, 4-slice toaster, microwave, mixer, etc. The kitchen is fully stocked with all the dishes, crockery, utensils and serving ware you need for making and enjoying meals at home together.

The dining table has seating for 6-8.

The 2nd Reception is a quiet retreat, perfect for enjoying a coffee or drink in front of the wood burner. There is also a small television with Roku/app TV if the kids need a break from the grownups. There are also lots games for all ages which you are welcome to enjoy.

Across from the 2nd Reception, off the main hall, is a large stylish bathroom with walk-in shower, soaker bathtub and underfloor heating.

There are 3 bedrooms on the ground level, great for kids or anyone who may find stairs challenging.

Upstairs is the primary suite, featuring its own roof terrace and ensuite shower room. With a super-king sized bed, closet, shower room with underfloor heating and heated LED mirror.

There is room in the bedroom upstairs and one of the bedrooms downstairs to accommodate a travel cot if you are travelling with children (please inquire).

Our mature English garden is our pride and joy. It is south-westerly so gets lots of afternoon sun and has lots of option for sun or shade, with flexible seating options.

On the deck, there is also a charcoal BBQ and dining set for 4. Additional chairs and folding table are in the annexe and can be used outside if needed.

The annexe is just off the deck and is a sheltered haven from the sun and the perfect place to enjoy a lazy breakfast, casual lunch or pre-dinner cocktails. With 2 vintage chandeliers, dining table and kitchenette, you can make this space whatever you want it to be!

We lived in London for many years but with the arrival of the kids, we decided to make a move outside the capital for a little more breathing space. We were originally drawn to the Surrey Hills because of the amazing schools but quickly came to love living the country lifestyle - mostly the walks, the people, the pubs!

We develop houses for a living so we have a lot of experience to draw on when contrasting and comparing houses. What we really love about this house is its location, perched on the edge of Cranleigh village with all of its charm and amenities, with Guildford easily accessible by car or public transport. We also love the setting – with its amazing mature back garden. The great room with huge bifold means that you can enjoy the views all year round.

This house has the most amazing walking trails on its doorstep, not to mention 2 great pubs in walking distance.
