VILLA OLTRE LE NUVOLE - ARGEGNO AREA
Villa Oltre Le Nuvole, recently restored to high standards, offers some of the best views in Europe, overlooking the stunningly beautiful Lake Como. Occupying the site of a former medieval watchtower, it sits on 4.5 acres of tranquillity and located 880m above the lake, with no immediate neighbours, the villa offers the ideal location for those looking for a private holiday in one of the most sought-after locations if Italy. Just 300 metres from the property, you can find a small mountain village with some restaurants and bus routes, while the popular lakeside village of Argegno can be reached within five minutes from the cable car station (located 500m from the villa’s gates). In Argegno you can find a wide choice of restaurants, as well as the villa’s private boat mooring and a scheduled river taxi service, ideal for exploring Lake Como.
The large villa develops over three levels.
The villa offers a large dining room with an al-fresco area under the pergola, on a large terrace that overlooks the lake. The dining room is connected to a spacious kitchen equipped with island and more seating area. On the second floor, we find the living and entertainment area with two large living rooms (with TV, projector, music system and board games), a pool table, kitchenette and a separate guest bathroom (with toilet and sink only). From this level, we can access two roof terraces, one equipped with an island bar and raised platform, offering stunning views over the area. At the highest level of the house, we find another kitchen area.
The sleeping rooms are divided as follows:
Ground floor: one double bedroom and one twin bedroom - these two share a bathroom; one suite with double bed and en-suite bathroom.
First floor: master suite with double bed and en-suite bathroom; one double bedroom and one twin bedroom - these two share a bathroom; one suite with double bed and en-suite bathroom,
Second floor (tower): one queen size bed with en-suite bathroom with shower.
Two extra single pull-out beds can be added on request, one on the ground floor and one on the first floor.
Outside, just a few steps away from the house, we find the newly built pool area with pool house (equipped with sofas and large retractable windows that offer stunning views over the area, a kitchen, dining area and island bar) and private infinity swimming pool (22m long; short side is 6m wide; 1.4m deep; pool heated to 26-27 Celsius at no extra cost) that can be heated on request, Jacuzzi, sun lounges, changing room and toilet.
Carved in the rock, we find a large yoga/wellness area; a large room with stunning views that can accommodate 8 yoga practitioners and it includes a workout area with Technogym equipment such as a kinesis cable, weight training, rowing machine, exercise bike, dumbbells, stretch bands and exercise balls. This room also benefits from a bathroom, shower and steam room.
Outside on the beautiful garden grounds, a new (2019) private playground area has been built for families that have children, with a zip line, tree house, trampoline, Tibetan bridges and a slide! It’s the perfect addition to this already amazing villa. Please note that children must be under supervision when using them.
The villa comes with its own boat (extra cost, please enquire; max 9 people), moored at the bottom of the funicular in Argegno, allowing you to travel through Lake Como in comfort and avoid the traffic, and ideal for visiting the lakeside restaurants. The Axopar 28 Brabus boat offers speed and comfort and Tomas, our qualified skipper, will be thrilled to be your captain. There is also a large inflatable dinghy that can be used.
Due to the high altitude of the villa, air conditioning is not needed and so the villa does not have it equipped. Instead, each bedroom is equipped with a Dyson Cool Tower Fan.
Facilities: Wi-Fi Internet (high speed), satellite TV (with English channels) and Apple TV, Sonos audio system, PlayStation 4, Nintendo Wii, board games, private boat (extra cost, please enquire), private parking, billiard, lift, mountain bikes, housekeeping staff (2) 8 hours per day and 6 days per week (this includes daily preparation of breakfast and well as one lunch or dinner), welcome dinner on the first evening of your stay, no pets allowed, two dishwashers, two ovens, fridge, freezer, coffee machine, kettle, toaster, gas hob, ice machine, wine cellar, washing machine, dryer, iron, ironing board, two baby cots, 6 mountain bikes for adults.

• Villa Manager and Concierge: 8 hours a day
• Daily Housekeeping Staff: 8 hours a day. If guests wish to utilise the staff for extra services or to have additional staff this will be at extra charge; laundry service is excluded and, if required, an extra cost per hour is requested.
• Resident Chef: this includes the preparation of 2 meals per day (lunch and dinner). The guests will be able to make choices from the menu for each meal but will be restricted to a few different choices across the entire group for each single meal. The chef will not be in a position to make a different meal for each individual guest but rather will make a few different dishes for the entire group. Food and beverage menu to be paid separately by the guests - please enquire for more details. If expressed cooked meals or brunch style breakfast (i.e. pancakes, waffles, beans, porridge, English breakfast, vegetables…) are required, the breakfast will be served by the resident Chef: there is an additional cost for this.. This will need to be confirmed at time of booking confirmation.
• Welcome drink and snack at arrival including: selection of Italian pizza and focaccia bites, local salami, crackers and cheese platters, fresh seasonal fruit, little traditional pastries; prosecco and non-alcoholic drinks
• Mid week bedroom and bathroom linen change. For any additional linen change required there will be an extra cost of Euro 150 (for the changes of all the bedrooms and bathrooms).
• Utilities (including pool heating from May to September - max 26 degrees).
Check-in/out: Check-in from 4 pm and check-out by 10 am. Late check in needs to be confirmed prior to arrival.
Security Deposit: EUR 10,000 per week to be paid by bank transfer to the owner.
Food and Beverage Deposit: A food and beverage deposit of EUR 10,000 is required for the food and beverage costs during guests stay. It needs to be paid by bank transfer at the same time as the payment of the final rental balance. If additional funds are required during the stay, the guests will be informed by the Villa Manager who they will provide with a top up. The Villa Manager will keep track of the costs and undertake a reconciliation of all the costs at the end of the stay: this will be discussed together with the main guest prior to check-out.
Meal conditions: The menu choices for each day are to be communicated by the main guest to the villa manager at least one day in advance. The guests will be able to make choices from the menu for each meal but will be restricted to a few different choices across the entire group for each single meal. The chef will not be in a position to make a different meal for each individual guest but rather will make a few different dishes for the entire group. Please inform about any food allergies or special food requests at the time of the booking. There is a set price per meal per person. This will all be communicated to the guest prior to arrival.
Additional services on request: private driver, personal trainer, massage, tennis coach, shopping assistant, tours, etc.
