Introducing The Lookout, a 4-bed detached villa with spectacular views across the SSSI (site of special scientific interest) Swillbrook Lake. This home, set in a nature reserve within 500 acres of Cotswold countryside, is a beautiful & modern 'barn style' lodge which has been professionally designed by an interior design company. With large living spaces & bedrooms, each with their own bathroom, this lodge is a must see! With panoramic views from the top 'snug' area to enjoy the evening sunsets.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.
DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.
SPA ACCESS: All but a 3 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.
NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.
PARKING: The property comes with dedicated off road parking with a private driveway for 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.
TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.
BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.
LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times.

However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. Please view the latest photography and progress of proximity building works within the property’s gallery page. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays. To reflect any possible disruption, ‘The Lookout’ has been discounted, especially during our midweek date options from Monday – Friday (4N). If you have any questions, please do not hesitate to contact us.
