Welcome to my home!
The apartment is on the second floor (ground, first, then second), and the block has eight apartments. Neighbours are a mix of families, couples, and long-term tenants. Whilst it is appreciated that the flat may be used for groups in the festival,l it should not be a party house for large groups at late-night noise.
This bright and comfortable apartment has a serene atmosphere. The area is generally quiet, with one bedroom looking out into the garden and the other on a side street with little traffic. It is decorated in a vibrant, retro-modern style with many small touches.
In the kitchen, you'll find the washing machine and cooking facilities (microwave/oven/hob), should you need to wash or whip up a meal.
The two double bedrooms are furnished with double beds fitted with complimentary hotel-quality linens and wardrobe storage where you can unpack. The living room has a convertible sofa bed.
There is WiFi available throughout the property.
The apartment is always professionally cleaned for your comfort before your arrival.

Known for being home to Edinburgh's main university campus at George Square, Newington has a busy student culture and is littered with restaurants, cafes and bars. From Newington, it is about a 10 to 15-minute walk to the city centre with the leafy residential area of the Grange to Newington's West and Liberton and Gilmerton to the South. The building of the South Bridge in 1788 connected once rural Newington to the city and still stands as a bustling connecting road today. The architecture comprises Victorian tenement flats commonly seen throughout the rest of Edinburgh. Check out my guidebook for food and drink recommendations in the area!
The apartment is 2 minutes from Pleasance, a large festival venue and beer garden, and from Clerk Street, where you will find many lovely coffee shops and cafes that are handy for breakfast and a Tesco Metro. The Royal Mile / Cowgate is a 10-minute walk - this is the festival's heart with many street performers and pop-up comedy venues. Arthur's seat is around a 15-minute walk from the apartment, as is the Meadows, which hosts many festival venues.
10 minutes walk from NCP car park on the Cowgate. Short or long term parking is also available at St Leonard's. Local buses are available on the adjoining streets, with buses to the Royal Mile or Princes Street. Edinburgh Waverley train station is a 15 minute walk or short cab journey.
This is a self-check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in any time of the day as long as you respect our standard check-in time (15:00 on the day). If you require additional cleans/ linens during your stay for a fee, please contact us.
Also, note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
